Efficient Market-Rate Housing at Bellevue Crossing

In an environment where tenants are increasingly more conscious of their energy usage, designing a market-rate housing solution with low energy costs is a win-win for both tenants and owners. Bellevue Crossing in Bend, OR, is a market-rate apartment complex comprised of four buildings with a total of 153 one- and two-bedroom units. Paradigm Properties’ goal was to make the buildings as energy efficient as possible while staying within tight budget parameters. In the end, the project attained the highest possible energy efficiency standard within Energy Trust’s New Buildings market solutions offering for multifamily construction.

The owner, architect and contractor worked together early in the design process to ensure they collectively had a clear vision. This collaborative approach allowed the team to assess various designs and systems together, ultimately keeping costs low while providing quality products. The team found that energy-efficient solutions – such as ENERGY STAR® in-unit lighting, LED exterior parking lighting, low-flow bath fixtures, ENERGY STAR bath fans and ENERGY STAR appliances – provided value for both the owner and tenants through lower energy bills.

This course will cover Paradigm Properties’ motivations for developing efficient market-rate housing, as well as the methods used by the design team to achieve these goals, including an in-depth look at how the project team implemented three key energy-saving measures: efficient air barriers, ENERGY STAR bathroom fans and ENERGY STAR lighting. The one-hour presentation will be followed by a building tour of the common grounds and apartment units.

  • Review exterior wall details, including the air barrier strategy
